At Kirk Development, we take the complexity out of leasing by including nearly all operational expenses within your rental rate. For example, our standard gross lease agreements include: base real estate taxes, building insurance, complete structural, mechanical and common area maintenance, HVAC, electric, natural gas, ample free parking, waste disposal, landscaping, and snow removal. If preferred, we also offer tenants the option to rent on a triple net basis.

Scalability

Recognizing that the success of our tenants often results in the need for additional space, Kirk Development offers the advantage of a deep inventory of properties as well as design support services that guarantee a worry free planning process. For those requiring even more space, we also offer the opportunity for new construction through the design/build services of our construction affiliate, ACI Construction, Inc.

Flexibility

Need additional space, but concerned about finding the money in your capital budget to cover the cost of the build-out? No problem! Kirk Development offers its tenants the opportunity to amortize the cost of construction over the term of their lease.
